London’s super suburbs will outperform the rest of the London market this year, according to leading estate agent Winkworth.
Winkworth’s latest episode of The Property Exchange podcast, London’s Super Suburbs, reveals that Winkworth uses a “butchers’ index” as a lighthearted way to define a super-suburb. In the podcast, Winkworth Chief Executive Dominic Agace says: “What makes a super suburb? A combination of factors – architecture, green spaces, great transport and a good local butcher. Someone told me recently that it was worth buying steak from the local butcher than the supermarket and paying a bit more, as it was directly supporting his house price.”
Queen’s Park (Provenance butchers), Blackheath (John Charles or Drings in Greenwich), Putney (Parson’s Nose), Wimbledon (Provenance butchers - just opened), Barnes (The Ginger Pig), Chiswick (Macken Brothers Butcher and Wyndham’s), Clapham (Moens Butchers) Hampstead (The Hampstead Butcher & Providore), and Highgate (Highgate Butcher) are among the leading super-suburbs, according to Winkworth.
Dominic Agace explained: “Queen’s Park is an evolution of Notting Hill, with big houses, a park, a Provenance village butcher, which has queues down the road, and the Milk Beach bar for a great Garibaldi cocktail. There is a growing trend as people move to areas where the lights are always on. The pandemic has turbo-charged that trend.”
He added: “Super suburbs are enduringly popular. There is a shortage of supply, with unique houses and large gardens. House prices in 2022 will outperform the rest of the London market and continue to accelerate.”
Russell White, director of Winkworth’s Putney office, one of the best performing super-suburbs over the past year, said: “We have a queue of people wanting to find a house in West Putney. People buy here for the next 15/20 years and prices are currently at an all-time high. If you want to cash in, now is the best time to do it.”
According to Russell, Putney appeals to everyone from young professionals to retired people. “There are bars on the river, good restaurants and a great vibe. You can be in central London in 15 minutes. There are 2,500 acres of Richmond Park close by and good local schools, both state and independent. Lower Richmond Road has lovely coffee shops, pubs and the Parson’s Nose butchers. On a Saturday morning, there is often a queue outside. People support the local businesses here. Our local greengrocer is thriving.”
He added: “ We have families and young professionals who want to be here. We have recently sold a studio for £250,000 and a house for £7m. Large gardens continue to attract buyers. People selling in South Kensington could get a four to five bedroom house with a large garden here – a trophy home for £4m to £5m. The Thames Clipper is very important to some buyers who want to be within 10 minutes of Putney Pier, as it’s a lovely way to go to work by river to the West End and City, with business-class style seats.”
Winkworth has more than 100 offices nationwide, including 60 offices across the capital, which includes the super-suburbs.
